Znaleck\u00fd posudek je obecn\u011b pova\u017eov\u00e1n za profesion\u00e1ln\u011bj\u0161\u00ed zp\u016fsob stanoven\u00ed tr\u017en\u00ed ceny pozemku, je v\u0161ak obvykle dra\u017e\u0161\u00ed. <\/p>\n\n<p>Ze v\u0161ech typ\u016f nemovitost\u00ed (byty, budovy, pozemky) je nejobt\u00ed\u017en\u011bj\u0161\u00ed stanoven\u00ed hodnoty <strong>pozemk\u016f<\/strong>, a to p\u0159edev\u0161\u00edm z d\u016fvodu velk\u00e9ho mno\u017estv\u00ed faktor\u016f, kter\u00e9 ovliv\u0148uj\u00ed cenu pozemk\u016f, a tak\u00e9 z d\u016fvodu vy\u0161\u0161\u00ed odborn\u00e9 n\u00e1ro\u010dnosti pro osobu stanovuj\u00edc\u00ed cenu. Pat\u0159\u00ed sem znalost legislativy, \u00fazemn\u00edch pl\u00e1n\u016f apod. <\/p>\n\n<h2 class=\"wp-block-heading\">Jak zjistit cenu pozemku?<\/h2>\n\n<p>Mezi z\u00e1kladn\u00ed skute\u010dnosti, kter\u00e9 ovliv\u0148uj\u00ed cenu pozemk\u016f, pat\u0159\u00ed:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>\u00fa\u010delov\u00e9 ur\u010den\u00ed <a href=\"https:\/\/www.ondrejhalama.sk\/definicia-pozemku\/#:~:text=%E2%80%9EPozemkom%20sa%20rozumie%20%C4%8Das%C5%A5%20zemsk%C3%A9ho%20povrchu%20oddelen%C3%A1%20od,hranicou%20druhu%20pozemku%2C%20alebo%20rozhran%C3%ADm%20sp%C3%B4sobu%20vyu%C5%BE%C3%ADvania%20pozemku.%E2%80%9C\">pozemku<\/a> podle \u00fazemn\u00edho pl\u00e1nu,<\/li>\n\n\n\n<li>ceny srovnateln\u00fdch pozemk\u016f,<\/li>\n\n\n\n<li>um\u00edst\u011bn\u00ed (extravil\u00e1n\/intravil\u00e1n, vzd\u00e1lenost od v\u011bt\u0161\u00edch m\u011bst, od d\u00e1lnice, od m\u011bsta atd.),<\/li>\n\n\n\n<li>ochrann\u00e1 p\u00e1sma,<\/li>\n\n\n\n<li>pr\u00e1vn\u00ed b\u0159emena (v\u011bcn\u00e1 b\u0159emena atd.),<\/li>\n\n\n\n<li>tvar pozemku,<\/li>\n\n\n\n<li>mo\u017enost napojen\u00ed na in\u017een\u00fdrsk\u00e9 s\u00edt\u011b.<\/li>\n<\/ul>\n\n<p>Pokud chcete zjistit cenu a dal\u0161\u00ed vlastnosti sv\u00e9ho pozemku nebo pozemku, kter\u00fd kupujete, m\u016f\u017eete si nechat vypracovat tzv. <a href=\"https:\/\/shop.ondrejhalama.sk\/produkt\/certifikat-pozemku-odhad-ceny-pozemku\/\" target=\"_blank\" rel=\"noopener\">pozemkov\u00fd certifik\u00e1t<\/a>, kter\u00fd obsahuje <strong>odborn\u00e9 stanovisko k<\/strong> cen\u011b pozemku a dal\u0161\u00ed informace d\u016fle\u017eit\u00e9 pro prodej pozemku.<\/p>\n\n<p>Pokud si trouf\u00e1te, m\u016f\u017eete samoz\u0159ejm\u011b cenu odhadnout <strong>sami<\/strong>. Riskujete v\u0161ak, \u017ee pozemek podhodnot\u00edte nebo naopak nadhodnot\u00edte.
