What is a title deed?<\/h2>\n\n

The title deed is a document where the owners of the property, but also some other persons, are recorded. According to Decree No. 461\/2009 Coll., the ownership certificates should be kept in paper and electronic form, however, at some cadastres we can find only ownership certificates in electronic form. <\/p>\n\n

Extracts from the title deeds can be found on the Internet, for example on the ZBGIS<\/a> portal.<\/p>\n\n

What do we find in the title deed?<\/h2>\n\n

Extracts<\/strong> from the title deeds are available on the internet. At the top of the extract from the LV we can find the municipality and the name of the cadastral area. Then we can find the number of the title deed. <\/p>\n\n

Such a listing is divided into Part A<\/strong>, where we find the listed real estate, i.e. buildings and land<\/a>.<\/strong><\/p>\n\n

Furthermore, the listing contains part B<\/strong>, where we can find the owners<\/strong> and in this part the flats and non-residential premises<\/strong> are also listed. Also in this part we can sometimes find notes<\/strong> next to the owners concerning their ownership rights. For example, a note that their ownership right is affected by a foreclosure or a lawsuit. <\/p>\n\n

Part C<\/strong> lists encumbrances, i.e. restrictions on the right of ownership, such as easements or pledges. However, Part C does not only indicate the obligation under the easement, but may also indicate the right<\/strong> arising from the easement. <\/p>\n\n
